Why Do Some Houses Sell Quickly While Others Sit?
Lately I’ve been watching something interesting happen in the Snohomish and North King County market.
Some homes hit the market and are gone in one weekend.
Others… sit... for weeks.
Even the nicer homes.
But why?
What is the reason?
What is the difference between the ones that sit and sell quickly?
I think there are three basic reasons a home may sit on the market.
1. Pricing Strategy
Homes that sell quickly are priced strategically, not emotionally.
Sellers sometimes want to “test the market,” but buyers today are extremely educated.
2. Presentation Matters More Than Ever
Professional photos
Clean homes
Decluttered spaces
Good staging - virtual or real
Today’s buyers scroll listings like Instagram.
3. Timing the Market
Sometimes it’s simply:
- new competition
- seasonal shifts
- interest rate news
- buyer activity
The buyers are out there. Your strategy matters. If you're thinking about selling in the next 6–12 months, this is the kind of strategy conversation worth having early. The difference between selling in one weekend or sitting on the market often comes down to just a few decisions before the home even goes live.
